Wallpaper is the cheapest way to change a room and one of the more expensive things to undo. Tenants put it up for a few hundred dollars, then find at handover that the reinstatement clause wants it gone and the wall back in building-standard white. Here is what that actually costs in Singapore in 2026, line by line, and how to stop the make-good bill outrunning the strip-out.
How much does wallpaper removal cost in Singapore?
Wall area, not floor area, is what gets measured. A standard wallpaper roll is 0.53 m by 10 m and covers about 5 square metres, or roughly 53 square feet, so a quick sanity check is that every roll you originally bought is about 53 square feet you now have to pay to take off.

What does a wallpaper removal quote actually include?
Ask any contractor to state on the quote whether the backing layer and adhesive removal are included. Some quotes price only the visible top layer, which peels off fast, and then bill the stubborn backing as extra once the job has started. That is one of the more common hidden reinstatement costs we see on handover jobs.
Why is the skim coat the line item that blows the budget?
Two things predict it. First, whether a sealer or primer went on before the paper did, which almost never happens on a quick tenant install. Second, how long it has been up. Good wallpaper lasts 10 to 15 years, and paper that has been bonded that long into Singapore humidity comes off far less cleanly than paper hung two years ago. What does a whole-unit strip-out cost? A worked example
This is the shape of job we quote most often: a 1,050 square foot 3-bedroom unit with a papered living room feature wall and two fully papered bedrooms.
- Measure the wall area, not the floor. Feature wall about 110 sq ft, two bedrooms about 250 sq ft each, so 610 sq ft in total.
- Strip and dispose at S$1.60 per sq ft: about S$980.
- Skim coat the 215 sq ft that tore, at S$3.50 per sq ft: about S$750.
- Repaint the full unit to white: about S$1,900.
Total is roughly S$3,600, against a two-month security deposit of about S$7,200 on a S$3,600 monthly rent. Handled late by the landlord instead of early by the tenant, that same scope routinely comes back as a deduction closer to S$5,000, because nothing was competitively quoted.
Does a tenant have to remove wallpaper at the end of a lease?
The deciding document is the tenancy agreement, not the general principle. Read the exact wording of your reinstatement clause before you accept a scope: a clause requiring the unit “in the same condition as at the commencement of the term, fair wear and tear excepted” obliges you to strip and repaint, while a bare cleaning obligation does not. Is peel-and-stick wallpaper safe in a rented unit?
If you are going to paper a rented wall at all, this is the version to use, and the version to ask permission for in writing. Test one A4-sized patch in a corner, leave it a fortnight, then pull it and look at what comes with it. Photograph the result and add it to your move-in inventory record, so the wall’s starting condition is documented rather than argued about a year later.
Can the landlord deduct wallpaper removal from the deposit?
The Tribunals hear claims up to S$20,000, or up to S$30,000 where both sides sign a Memorandum of Consent, and a claim must be filed within 2 years of the event it arises from. Residential tenancies of not more than 2 years qualify; commercial and industrial leases do not. How do you keep wallpaper removal cost down?
- Quote it 4 to 6 weeks before handover. A rushed strip-out in the final week is priced at a premium, and leaves no time to fix a wall that tears badly.
- Bundle the strip, the skim and the repaint with one contractor. Three separate trades means three mobilisation charges and an argument about whose job the glue residue was.
- Get the measurement in square feet of wall on the quote. A per-room price with no area behind it cannot be compared against a second quote.
- Photograph the stripped wall before anything is skimmed. It is the only proof of how much of the damage was pre-existing.
- Do not strip it yourself the week before handover. A bad DIY strip gouges the board and converts a S$2 per square foot skim into a S$5 one.
