Drywall, exterior painting and structural repair in Singapore

By REINSTATE.by MCSG · Updated 16 July 2026 · Singapore

How to scope wall, façade and concrete work correctly—from a small drywall patch to cracks or spalling that may need professional diagnosis before repair.

Quick answer: Drywall repair is usually a local make-good task; exterior cracks, bulging concrete, exposed steel, recurring water entry or movement can indicate a deeper defect. Do not simply paint over an active problem. Record the symptoms, identify the substrate and obtain the correct professional or approval input before structural or exterior work.

Services covered in this guide

Drywall repair

Patch dents and openings, replace damaged board, treat joints and blend the finish.

Exterior painting

Prepare and coat suitable exterior surfaces with access, weather and substrate considered.

Exterior structural repairs

Investigate and repair confirmed building defects under the appropriate professional direction.

Concrete pouring

Form, reinforce, place and finish concrete for an approved, properly detailed application.

Drywall repair: patch, replace or rebuild?

Small impact dents and fixing holes can often be patched, sanded, primed and repainted. Water-damaged, soft, mould-affected or badly cracked board may need a larger section replaced. Repeated cracking at a joint suggests the movement or fixing detail should be checked before the surface is refinished.

A good scope identifies the board type, affected size, insulation or services behind the wall, required fire or wet-area performance, and whether the finish must blend into the entire wall.

When is an exterior crack more than cosmetic?

Observed conditionPossible next stepWhy it matters
Hairline surface crack, stable and dryInspect, prepare and use a compatible repair/coating systemThe surface and movement history still affect durability
Crack that widens, recurs or shows displacementEscalate for professional assessmentMovement may be active rather than cosmetic
Rust staining, hollow sound or exposed reinforcementTreat as a concrete repair concernCorrosion and spalling require more than paint

Bulging or loose exterior materialSecure the area and seek urgent assessmentFalling material is a safety risk

What is included in exterior painting?

Exterior painting normally involves access planning, protection, cleaning, removal of loose material, repair of compatible minor defects, primer where required, and the specified coating system. Weather windows, drying time and substrate moisture can affect the programme.

Exterior structural repair is different: the defect must be diagnosed, the repair detail defined, and any required professional supervision or approvals arranged. Coating should follow—not substitute for—the correct repair.

What affects concrete pouring and repair cost?

Concrete work is priced around design, volume, access, formwork, reinforcement, pumping or manual handling, finish, curing, testing and disposal. A tiny volume can still involve meaningful setup. Structural use should never be treated as a generic fill-and-finish task.

For an initial quote, provide dimensions, location, intended use, access route, drawings if available, and photographs of the surrounding construction. State whether the work is new concrete, replacement, patch repair or reinstatement.

Wall and exterior inspection checklist

  • Photograph the defect with a ruler or familiar object for scale.
  • Mark whether it is growing, recurring, wet, hollow, loose or rust-stained.
  • Identify drywall, plaster, masonry, render or reinforced concrete.
  • Check what services or occupied spaces sit behind the area.
  • Confirm access, height, weather exposure and working-hour limits.
  • Separate cosmetic painting from defect repair in the quote.
  • Require an approval/professional route where the work is structural or safety-related.

Frequently asked questions

Can drywall be repaired without replacing the whole wall?

Often yes. Local holes and dents can be patched, but soft, wet, mould-affected or extensively cracked board may require partial replacement. The repair must also restore any required fire, acoustic or wet-area performance.

Can exterior cracks just be painted over?

No. Loose material, active cracks, water entry, rust staining or spalling should be diagnosed and repaired first. Paint may hide a symptom temporarily without addressing the cause.

How much does exterior painting cost in Singapore?

Cost depends on area, access equipment, preparation, defect repairs, coating system, weather exposure and working restrictions. A site inspection is needed when façade access or concrete defects are involved.

Does structural repair need approval?

It can. Structural or safety-related work may require a Qualified Person, licensed builder, building management approval or authority submission depending on the property and scope. Confirm before work begins.
