How Much Does It Cost to Repaint a Whole Condo in Singapore?
Repainting is the most common reason a deposit gets docked — and the biggest single line in most reinstatements. Whether you're freshening up or restoring walls for handover, here's what a full condo repaint actually costs in Singapore in 2026.
Condo repaint cost by size (2026)
| Unit | Typical repaint cost |
|---|---|
| Studio / 1-bedroom | S$700–1,200 |
| 2-bedroom (~700–900 sq ft) | S$1,000–1,800 |
| 3-bedroom (~1,000–1,200 sq ft) | S$1,500–2,600 |
| 4-bedroom / large (1,300+ sq ft) | S$2,200–3,500+ |
Ranges are indicative 2026 market figures for repainting walls to a standard colour. Ceilings, heavy prep and feature finishes push costs to the upper end. Confirm against a written quote.
What drives the price
- Floor area & wall count. More wall surface, more paint and labour — the main driver.
- Number of coats. Covering a dark or accent colour with standard white needs extra coats.
- Surface prep. Patching nail holes, sanding, priming and crack repair add to the base price.
- Ceilings. Including ceilings increases area and adds awkward labour.
- Wallpaper removal. Stripping wallpaper before painting is extra.
- Paint quality. Premium, low-odour or anti-mould paints cost more per litre.
Repainting for reinstatement
Faded paint after a long tenancy, though, is fair wear and tear — the landlord's cost, not yours. Knowing the difference is what protects your deposit.
DIY vs professional
A careful DIY repaint can save labour on a small unit, but uneven coverage, visible patches and missed prep often trigger landlord rejection at handover — costing more than a professional would have. For a reinstatement repaint that has to pass inspection, professional finishing usually pays for itself.
