Where the cost figures come from

Every price range on this site comes from MCSG's own quotations and completed Singapore projects. We do not republish other contractors' figures or industry averages.

  • All figures are Singapore dollars and exclude 9% GST unless a page says otherwise.
  • Ranges describe typical scopes. A specific unit can legitimately fall outside them — floor area, how much was built during the tenancy, and the lease's reinstatement standard all move the number.
  • Every figure published in a guide is mirrored in the 2026 cost index, and that index is rebuilt from the guides, so the two can never disagree.
  • A range is not a quotation. An itemised quote needs the floor area, the move-in condition record and the reinstatement clause.

How we handle the law

Singapore has no single "Landlord and Tenant Act." Outside qualifying retail leases, reinstatement and "fair wear and tear" are contractual — the lease decides, not a statute. We say so on every page where it matters rather than implying a legal rule that does not exist.

  • Statutes are cited by name and linked to Singapore Statutes Online, the official source.
  • Judgments are cited by their neutral citation so you can look them up yourself.
  • Terms are defined once, in the glossary, and used consistently across the site.
  • Everything here is general information, not legal advice. For your specific lease, consult a qualified Singapore lawyer.

Corrections

If a figure, a statute reference or a date on this site is wrong, tell us at hello@reinstate.sg and we will check it. When we change a page's substance we update its published modification date so you can see the guide moved. We do not bump dates on pages we have not actually reviewed.

This page exists so that readers, and the search and answer engines that quote us, can see who stands behind the figures. If you are quoting our cost data, the cost index carries the citation format.
