Gym and Fitness Studio Reinstatement in Singapore: Cost, Scope and Timeline

By Mr Kobayashi, Operations Lead, REINSTATE.by MCSG · Published 22 October 2026 · 7 min read
Reinstating a gym or fitness studio in Singapore typically costs S$8 to S$50+ per sq ft, depending on what was built. A yoga or pilates studio sits at the low end, a strength gym with glued rubber flooring and bolted racks in the middle, and a full gym with showers and changing rooms at the top. Most leases want the unit back to bare shell before expiry.

Gyms are among the most expensive small commercial units to hand back, and the reason is physical. Weights get dropped, racks get bolted into the slab, rubber gets glued to the screed, and mirror walls are stuck on with construction adhesive. An office tenant leaves behind partitions and carpet; a gym tenant leaves behind damage to the base building that has to be made good. Vulcan Post's March 2026 breakdown put a boutique studio fit-out at about S$100,000, or S$60 to S$80 per sq ft, and a mid-sized gym at about S$200,000. Every one of those dollars built something that may now have to come out.

What does gym reinstatement actually involve?

It means returning the unit to the handover condition in your lease, usually bare shell. For a gym that normally covers lifting the flooring and its adhesive, removing mirrors, rigs, platforms and acoustic panels, patching anchor holes, stripping added ceilings and lighting, and capping or removing any shower, toilet and extra air-conditioning you installed.

The general strip-out looks like an office job: partition removal, false ceiling removal, wall repair and repainting. What makes a gym different is everything fixed to the structure. A squat rack or rig is often anchored with four to eight bolts per upright; pull those out and you have holes in the slab that need grouting and levelling. Wall-mounted mirrors leave adhesive and torn plaster behind them. If you built a floating or acoustic floor to keep dropped weights from disturbing the unit below, that whole build-up comes out too.

Your equipment is your own problem, not the contractor's. Treadmills, cable machines and plate stacks often weigh 150 to 300 kg each, so book the service lift and movers or riggers well before the strip-out starts.

How much does gym reinstatement cost in 2026?

Indicative 2026 ranges run from about S$8 per sq ft for a light studio to S$50+ per sq ft for a gym with wet areas. On a 1,500 sq ft strength gym that is roughly S$22,500 to S$45,000 before GST. Glued flooring, slab damage and plumbing are the three items that move a quote most.

Yoga, pilates or dance studio: vinyl or timber floor, mirrors, light ceiling worksS$8–18S$12,000–27,000
Strength or CrossFit-style gym: glued rubber, platforms, bolted rigsS$15–30S$22,500–45,000
Full gym: showers, changing rooms, added ACMV, acoustic floorS$30–50+S$45,000–75,000+

Indicative ranges based on the gym and studio scopes we price, not published or regulated rates. They exclude moving your own equipment. Add 9% GST if the contractor is GST-registered: S$30,000 becomes S$32,700. For context, the same Vulcan Post report puts a typical boutique studio's rental deposit at about S$45,000 and a mid-sized gym's at S$100,000 or more. A reinstatement bill that runs over can eat a large share of that deposit if the landlord ends up doing the work.

Is rubber gym flooring expensive to remove?

It depends entirely on how it was laid. Loose-lay interlocking tiles lift out in hours and can often be resold. Glued rubber rolls are the costly case: the rubber tears, the adhesive stays on the screed, and the floor has to be scraped or mechanically ground before it is handed back.

Check your original fit-out drawings or ask your flooring supplier which system you have before you price anything. Glued rubber in a 1,500 sq ft strength area can easily take two to three days of removal and grinding on its own, and grinding means dust control, which landlords and MCSTs watch closely. Underneath, you will often find cracked or chipped screed where plates and dumbbells landed hardest, usually around the platforms and the dumbbell rack.

That damage matters for who pays. Screed cracked by dropped weights is damage caused by your use, not ordinary fair wear and tear, so expect to patch and level it at your cost. If the unit came with tiles, our guide to flooring and tile repair covers what matching and relaying involves.

What gym items most often blow the reinstatement budget?

Wet areas, structural anchors and add-on air-conditioning. Showers and changing rooms bring waterproofing, drainage and plumbing work that a dry strip-out never needs. Anchor holes and weight damage need slab repair. Extra fan coil units, ducting and exhaust fans tied into building systems often require the landlord's nominated contractor.
  1. Showers and toilets. Removing them means taking out tiles and screed, capping water supply and drainage at the approved points, and leaving no leaks into the unit below. See our plumbing fixture guide.
  2. Bolted rigs, racks and wall-mounted equipment. Every anchor hole in the slab or wall needs filling and finishing.
  3. Mirror walls. Large mirrors need careful removal by two or more workers, and the wall behind usually needs skim coating before repainting.
  4. Acoustic and floating floors. Rubber underlay, timber battens and acoustic boards are bulky to remove and dispose of.
  5. Sprinklers and ACMV. If you added a ceiling, sprinkler heads usually went down with it and must go back up. Our sprinkler reinstatement guide explains who can do it.
  6. Signage and shopfront branding. Facade signs, window decals and corridor lightboxes all come off.

Does a gym need URA approval, and does that affect handover?

Yes, the unit must be approved for gym or fitness centre use. GoBusiness tells businesses to check a space's approved use on URA SPACE before leasing and to apply for change of use if it is not approved. Since URA circular DC16-04 of 24 March 2016, switching between Amusement Centre, Massage Establishment and Gym/Fitness Centre needs a planning application.

Planning approval relates to the premises, not your fit-out, so it is not something you physically "reinstate". What it does change is your exit planning. If the landlord is lining up a non-gym tenant, they will want every trace of gym use gone, including heavy floors and wet areas. If the next tenant is another gym, they may want to keep your flooring, showers or ACMV, which can cut your bill sharply, but only if the landlord waives those items in writing. In HDB commercial premises, URA circular DC11-05 (23 February 2011) confirms that HDB's prior approval is still required before a new use starts. Leases inside malls may also fall under the retail Code of Conduct; our mall shop reinstatement guide explains when that changes your obligations.

How long does a gym reinstatement take?

Site work takes about 3 to 5 working days for a small studio, 1 to 2 weeks for a strength gym, and 2 to 4 weeks for a gym with shower and changing rooms. Add 2 to 3 weeks for landlord or MCST approvals, so appoint a contractor 6 to 8 weeks before the lease ends.

Noisy work such as hacking and grinding is often limited to set hours, especially in mixed-use buildings with residents upstairs; our MCST permit guide covers the approvals. The date that counts is lease expiry, not your last class. If you are still in possession after expiry, section 28(4) of the Civil Law Act 1909 lets the landlord claim double rent for the overrun. On a S$15,000 a month unit, that is roughly S$500 extra for every day late. See our explainer on holding over and double rent.

Can the landlord deduct gym reinstatement from the deposit?

Yes. If the unit falls short of the lease standard, the landlord can appoint its own contractor and set the cost against your deposit. Because gym leases are commercial, a deduction dispute cannot go to the Small Claims Tribunals, which hear residential tenancy claims. It goes to the civil courts.

The Magistrate's Court hears claims up to S$60,000, and most landlords and tenants settle through mediation long before that. The cheaper route is to avoid the dispute. Before you price the job:

  1. Find the handover record. Your fit-out approval, drawings and handover photos define "bare shell" for your unit. Without them, the landlord's view usually wins.
  2. Ask for a joint inspection about 3 months out and get the reinstatement schedule in writing.
  3. Raise a takeover early. If an incoming gym wants your floor or showers, get a written waiver for those exact items.
  4. Separate nominated-contractor items such as sprinklers and building ACMV, so the rest of the scope can be competitively quoted.
  5. Leave a week of buffer before expiry for the final inspection and snagging.
