Flooring and tile repair in Singapore: repair, fit or replace?

By REINSTATE.by MCSG · Updated 16 July 2026 · Singapore

A decision guide for damaged floors, floor fitting, tile installation and tile replacement—designed for owners, tenants and agents planning a clean handover.

Quick answer: Repair a floor when the damage is local and matching material is available; replace a larger area when failure is widespread, the substrate is unsound or a patch would be visibly unacceptable. For tiles, diagnose hollowness, cracks or water-related failure before replacement so the same problem does not return.

What does professional floor fitting include?

The visible finish is only one part of the scope. Floor fitting can include removal, disposal, moisture and level checks, substrate preparation, setting out, adhesive or underlay, expansion gaps, skirting or trims, door adjustments, protection and final cleaning.

Ask whether the quotation covers the substrate. New flooring installed over an uneven, damp or weak base may fail even when the top material is good.

Why do tiles crack or sound hollow?

Possible causes include impact, incomplete adhesive contact, substrate movement, missing movement accommodation, water-related deterioration or an underlying crack. A hollow sound alone does not reveal the full cause, so the area, pattern and movement history should be recorded.

Replacement tiles also need a realistic match. Shade, calibre, grout colour and age can make a technically sound patch visible. For lease handover, agree whether a local repair is acceptable before work starts.

What affects flooring and tile cost?

Cost depends on floor area, removal, disposal, substrate preparation, material, layout, access, occupied-unit protection, trims, skirting, door interfaces and the number of small rooms. Repair cost also depends on whether matching boards or tiles exist.

Send a room plan or measurements, wide and close-up photos, material information, spare-tile availability and the required finish. For HDB works involving removal or replacement, confirm the applicable renovation requirements before scheduling.

Flooring quote checklist

  • Measure each room and mark fixed cabinets, doors and thresholds.
  • Identify the existing and proposed flooring material.
  • Photograph damage in context and close-up.
  • Check for dampness, leaks, unevenness or movement.
  • Confirm whether removal, disposal and substrate repair are included.
  • Agree skirting, trims, grout colour and transition details.
  • Keep spare tiles or boards for future local repairs.

Frequently asked questions

How much does flooring repair cost in Singapore?

The main cost drivers are material, affected area, substrate condition, access, matching stock and whether removal and disposal are needed. Photos and measurements are required for a meaningful quote.

Can one cracked tile be replaced?

Usually, if a matching tile is available and removal will not damage surrounding tiles. The cause of the crack should be checked first, and grout and shade differences may remain visible.

What is the difference between floor fitting and flooring repair?

Floor fitting installs a floor system and its trims over a prepared substrate. Flooring repair addresses a defect in an existing floor, which may involve refinishing, lifting and relaying, or local replacement.

Do HDB flooring works need a permit?

Some HDB renovation works are subject to permits and technical conditions. Check the current HDB requirements and use the required renovation route before hacking or replacing floor finishes.
