Aircon Servicing at the End of a Tenancy: What Tenants Owe

Most Singapore tenancy agreements require the tenant to service the aircon regularly — often quarterly — and to hand it back serviced and working. Skip it, and the landlord can deduct the cost of bringing it back to condition (and any neglect-related repair) from your deposit. Keep your servicing receipts.

Aircon is one of the most common — and most avoidable — deposit deductions in Singapore. It's not strictly reinstatement, but it's part of the same handover, and the rules catch tenants out every month. Here's what you actually owe.

What the aircon clause says

The clause usually makes the tenant responsible for regular servicing during the tenancy and a serviced, working handover at the end. Many agreements specify a frequency (commonly every three months) and ask for receipts as proof. Some also require a chemical wash before handover.

It sits alongside the reinstatement clause as a separate tenant obligation — so a unit can be perfectly reinstated and still trigger a deduction if the aircon wasn't maintained.

What happens if you didn't service it

Fair wear and tear still applies. Normal ageing of an old compressor isn't the tenant's fault; neglect is. The line is the same as everywhere else — see fair wear and tear.

How to handle it at handover

  1. Keep every servicing receipt through the tenancy — your proof of maintenance.
  2. Book a final service or chemical wash if the clause requires it, before handover.
  3. Test every unit works and cools properly at the joint inspection.
  4. Hand over the receipts with the keys.
