Aircon (A/C) Services in Singapore: What Tenants Owe
Aircon is one of the most common — and most avoidable — deposit deductions in Singapore. It's not strictly reinstatement, but it's part of the same handover, and the rules catch tenants out every month. Here's what you actually owe.
What the aircon clause says
It sits alongside the reinstatement clause as a separate tenant obligation — so a unit can be perfectly reinstated and still trigger a deduction if the aircon wasn't maintained.

A/C services: servicing, repair or installation?

For HDB flats, HDB publishes specific air-conditioner installation requirements. The installation must use the required trained-installer route, and the applicable installation report and technical conditions should be checked before work starts. A lease-end service is different from installing or relocating a system.
What happens if you didn't service it
- Deduction for servicing. The landlord can charge to bring the aircon back to serviced condition.
- Deduction for repair. If lack of servicing caused a fault (e.g. a clogged, leaking unit), the repair may be charged too.
- Disputes. Without receipts, it's hard to show you maintained it — see deposit disputes.
How to handle it at handover
- Keep every servicing receipt through the tenancy — your proof of maintenance.
- Book a final service or chemical wash if the clause requires it, before handover.
- Test every unit works and cools properly at the joint inspection.
- Hand over the receipts with the keys.
