F&B reinstatement removes tenant-installed restaurant or café works and returns the premises to the condition required by the lease and landlord. Kitchen equipment, exhaust, gas, drainage, power and fire-system interfaces require early coordination with the appropriate specialists rather than last-minute strip-out.

What an F&B return scope may cover

The scope depends on what the landlord provided, what the tenant installed and which systems must be retained, capped, removed or separately certified.

Equipment and counters

Planned removal of movable kitchen equipment, counters, service bars, shelving, cold-room interfaces and tenant joinery.

Exhaust and ventilation

Assessment of tenant-installed hoods, ducting and ventilation interfaces, with landlord requirements confirmed before removal.

Gas, water and drainage

Coordination of service isolation, capping or reversal by the relevant qualified parties and to the agreed handover condition.

Power and fire interfaces

Removal or reset of tenant electrical and fire-protection alterations against approved drawings and landlord instructions.

Dining area and storefront

Removal of banquettes, partitions, signs, menu boards and tenant finishes, followed by surface making-good.
