Days 30–22 · Review & plan

Re-read your reinstatement clause — know the standard you'll be held to.
Pull your dated move-in inventory and photos.
Walk the unit and list what changed since move-in (additions, marks, repairs).
Separate genuine make-good from fair wear and tear.

Days 21–14 · Quote & book

Get a fixed, itemised reinstatement quote against the actual condition.
Confirm building access, after-hours rules and disposal arrangements.
Book the works to finish with a few days of buffer before the lease ends.
Schedule the end-of-tenancy clean (or bundle it with reinstatement).

Days 13–7 · Do the works
