The End-of-Lease 30-Day Countdown to a Clean Handover
Start 30 days out and work backwards. Week 1: review your lease and inventory. Week 2: get quotes and book reinstatement. Week 3: do the works and cleaning. Final week: joint inspection, snagging and key handover. Plan it this way and the deposit comes back without drama.
The difference between a full deposit return and a stressful, docked one is almost always timing. Here's the week-by-week countdown for the last 30 days of your lease — so nothing gets rushed at a premium and nothing gets missed.
Days 30–22 · Review & plan
- Re-read your reinstatement clause — know the standard you'll be held to.
- Pull your dated move-in inventory and photos.
- Walk the unit and list what changed since move-in (additions, marks, repairs).
- Separate genuine make-good from fair wear and tear.
Days 21–14 · Quote & book
- Get a fixed, itemised reinstatement quote against the actual condition.
- Confirm building access, after-hours rules and disposal arrangements.
- Book the works to finish with a few days of buffer before the lease ends.
- Schedule the end-of-tenancy clean (or bundle it with reinstatement).
Days 13–7 · Do the works
- Carry out reinstatement — removal, patching, repainting to the original colour.
- Allow paint drying/curing time; don't compress this into a single day.
- Complete the deep clean once works are done.
- Photograph the finished condition.
Days 6–1 · Inspect & hand over
- Settle final utility bills and cancel/transfer services.
- Run a documented joint inspection against the inventory, with photos.
- Fix any agreed snags on the spot.
- Hand over keys and access cards; confirm the deposit return timeline in writing.
