Best Property Rental Apps in Singapore: PropertyGuru, 99.co, SRX & More
Whether you're renting your first condo or listing a unit, the platform you choose shapes how fast — and how safely — the deal closes. Here's an honest 2026 comparison of Singapore's main rental apps, what each does best, and the one step that matters more than any of them.
The big four at a glance
| Platform | Best for | What stands out |
|---|---|---|
| PropertyGuru | The widest choice of listings | Market leader and largest inventory across condo, HDB and landed. Now privately held under EQT after delisting from the NYSE in December 2024. |
| 99.co | Map-based, visual search | Clean interface and strong map/area filters; part of 99 Group. |
| SRX | Checking if the rent is fair | Listings plus X-Value valuations and recent transaction data — useful to benchmark asking rents. Also 99 Group. |
| Ohmyhome | Lower-fee, guided deals | Hybrid model: DIY listings plus optional in-house agents, mortgage and conveyancing services. |
Beyond the big four
- EdgeProp — listings paired with market analytics, research tools and property news. Best when you want the data behind a neighbourhood.
- Carousell Property — casual and often direct-from-owner. The go-to for room rentals, budget options and short-notice moves.
- Facebook Marketplace & rental groups — informal but enormous, especially for rooms and the expat community. Convenient, but with the fewest built-in protections — verify everything.
Which should you use?
| You are… | Start with |
|---|---|
| A tenant wanting the most listings | PropertyGuru + 99.co |
| Renting a room or on a budget | Carousell + Facebook groups |
| Checking if the asking rent is fair | SRX (X-Value + transactions) + EdgeProp |
| An agent or landlord listing a unit | PropertyGuru + 99.co (widest reach) |
How to avoid rental scams on any app
- Verify the agent. Every licensed Singapore salesperson is searchable on the CEA Public Register — check the name and registration number before you transact.
- Never pay before viewing and signing. Deposits or "holding fees" wired before a viewing or a proper tenancy agreement are the classic scam.
- Use a written tenancy agreement and pay into traceable channels, never cash to a stranger.
A listing platform is a marketplace, not a guarantor — your due diligence is what keeps the deal safe.
The step every rental app skips: your deposit
Here's what none of these platforms do for you: protect the one-to-two months' deposit you'll hand over. Singapore has no statutory deposit-protection scheme — the deposit is governed entirely by your tenancy agreement, so the burden of proof at move-out is on you.
The single highest-value thing you can do on the day you collect keys is document the unit's exact condition. See our day-one guide — protect your deposit from day one — and, before you sign, understand what reinstatement you'll owe at the end and where the line sits on fair wear and tear.
Renting now — or handing a unit back?
When your tenancy ends, we handle the reinstatement and handover so the deposit is released cleanly. Send us the unit for a fast, itemised quote.
